Robert's Whole-Flat Electric Heating Refurb in Derby
How a hands-on Derby landlord heated an entire flat with WiFi electric radiators and towel rails — no gas, no wet system — with room-by-room advice and delivery from our own van.
Why Landlords Choose All-Electric Heating
- No gas, no wet system — Perfect for flats and refurbs where running new pipework isn't practical
- Room-by-room control — Each radiator has its own thermostat, so tenants only heat the rooms they use
- WiFi & timers — Schedule heat from an app or wall timer; ideal for void periods and changeovers
- Simple, tidy installs — Sealed electric rails and convectors wire to a fused spur, no plumber's flush or balancing
The Story
Robert, a property investor from Derby, was refurbishing a flat above a shop unit and running the project on a tight budget. Most of the works he was doing himself, with a good friend lending a hand. There was no gas central heating to work with, so the whole flat needed a clean, all-electric heating plan — one that would be easy to control for future tenants and simple to install without tearing the place apart for pipework.
Getting the Sizing Right
We went through the flat room by room. The two bedrooms and the lounge each needed a proper heat source, and — importantly — so did the kitchen. A towel rail alone wouldn't put out enough heat for the kitchen, so we specified a 2000W convector there to do the real work, with a compact towel rail by the sink for drying cloths and tea towels. For the bedrooms and lounge, the same slimline Reina Serre WiFi electric radiator kept everything consistent and app-controllable.

Position Matters More Than People Think
Electric convectors work best low on the wall, close to the floor, so warm air rises up through the room. Robert had mounted one a little high at first — an easy mistake — so we shared the fitting guidance: aim for roughly 100mm from the floor and keep clearance above for the rising heat, rather than 300mm all the way around. With only two brackets, it dropped down in ten minutes.

Smart Control, Simple Wiring
Each Reina Serre has touch controls and WiFi built into the end cap, so heating can be scheduled from a phone or set on the unit itself. For a rental, that means easy management between tenancies and no wasted heat during void periods.

The Bathroom Towel Rail
The bathroom got a white electric towel rail, mounted onto a freshly tiled stud wall. Robert wanted the fixing spot on so the door handle would drop neatly through the gap between the bars — a proper attention-to-detail touch. We talked through drilling the tiles cleanly, screwing straight into the timber studs (no wall plugs needed in solid wood), and checking for hidden cables before drilling. As these are sealed, pre-filled electric rails, we also walked through the one-time bleed: run it up to full heat for 30 minutes, release the pressure, then close the valve — job done.

Delivered by Our Own Driver
Rather than trust a courier with a full flat's worth of radiators, we delivered everything on our own vehicle. Robert was away for part of the project, so we coordinated directly with his team on site and dropped the order when it suited them — no missed slots, no damaged boxes.
